Getting started
What immoz is, how to create an account and what it costs.
What is immoz?
immoz is a Swiss platform for renting, buying, letting and selling property. What makes it different: prospects apply with a verified profile. immoz checks documents such as the debt collection extract or payslips before a lister sees them.
- Home seekers see straight away whether they meet a property’s requirements and apply in just a few clicks.
- Listers receive complete, comparable applications instead of countless enquiries.
- Documents are stored encrypted and shared only step by step and with your consent.
Create an account
Under Sign up you choose whether you are looking (to rent or buy) or listing (to let or sell). Listers also choose “Private individual” or “Company”.
After signing up, confirm your email address using the link we send you. The overview in your account then guides you through the next steps.
You can also apply directly from a listing: you then create your account at the end of the application.
Signing in and the email code
You sign in with your email address and password. On a new browser, immoz also asks for a code by email (valid for 10 minutes). That way, a stolen password alone is not enough.
Even more secure is an authenticator app on your phone (set it up under Settings → Security). You then choose how to confirm sign-ins: with the app only, with the email code only (the app stays set up) or with both – then you decide each time you sign in. You can switch at any time.
On your own devices you can trust the browser; the code is then not needed for a while. You can see and remove trusted browsers under Settings → Security.
Forgotten your password? Under Forgot your password? you receive a link to set a new one.
What does immoz cost?
For home seekers immoz is free of charge: search, create a profile, apply and book viewings.
Listers pay for the number of listings online at the same time (monthly or yearly). Depending on current offers, there is a free period or special terms for founding members. You will find current prices under List a property and your status in your account under Membership.
Tenants looking for someone to take over their lease can list free of charge.
Searching and applying
Find a flat or house, create your profile, apply and book viewings.
Searching for properties, map and filters
Under Rent or Buy, enter a place or postcode and refine your search with filters such as rooms, price, floor area or features. The map shows the properties in the area.
In the listing you see photos, video and tour (if available), location, service charges and the lister’s requirements. When you are signed in, the match check shows right away whether your profile meets them.
Search profiles, saved properties and suggestions
With “Save as search profile” in the search, immoz notifies you of new matching properties by email – immediately, daily or weekly. You manage your search profiles and their key details (rent or buy, move-in date, budget) under Search & saved → Search profiles; matching properties appear under Suggestions. You set the email frequency per search profile and push notifications on your device under Settings → Communication.
With “Save” you add properties to your Saved list. If the price of a saved property for sale drops, we let you know.
Creating your profile
Your profile is your application for every property. It contains your details under “About me” (e.g. household, current home, motivation) and “Income and financing”, as well as your documents. The profile assistant guides you step by step; the overview shows how complete your profile is.
- The basic profile is enough to apply. Every optional detail and every verified document raises your score (0–10).
- Listers never see your maximum amount; they only see whether your budget fits the price.
- Under “About me” you can add up to 5 more adults who will rent with you. Anyone who co-signs needs their own documents.
You set your move-in date and budget in the key details of your search profiles. Comparing your profile with listers’ requirements (match check) requires your consent under “About me”.
Uploading documents and having them verified
Under Profile → Documents you upload documents, e.g. a debt collection extract, payslips or your employment contract. immoz checks every document; only verified documents count.
- PDF, JPG or PNG. PDFs with active content (e.g. JavaScript) are rejected for security reasons.
- Time-limited documents are valid for a set period from their date of issue and must then be replaced. We remind you in good time.
- The files are stored encrypted; listers only see them with your consent.
Verifying your identity
Under Profile → Documents & identity you confirm once, with your ID and a selfie, that you are the person in the account. The selfie is deleted after the check.
Your first name and surname are then fixed. With a verified identity you can also see off-market properties and post wanted ads. Many listers expect a verified identity.
Applying
In the listing, click “Apply now”. immoz shows which documents the lister asks for (required or preferred), and you upload any missing ones directly. You can also add a short cover letter.
- Your application only reaches the lister once all required documents have been verified.
- If you demonstrably do not meet a minimum criterion (e.g. income), you cannot apply – this saves both sides time.
- You can see the status under My applications.
Who sees my documents? (sharing stages)
At first, listers only see verified facts (e.g. “income met”, “no debt enforcement”) – without amounts. They see the documents themselves step by step:
- some documents immediately after you apply,
- others only once you are on the shortlist,
- sensitive ones such as payslips only at the contract stage.
Every access is logged. Under My applications you can end sharing at any time; if you are declined, access ends automatically.
Application pack as a PDF
Under Profile → Documents you can create an application pack as a PDF with a verification link. You can also give it to property managers outside immoz; using the link, they can confirm that the details have been verified.
The pack captures the status at the time it was created and is valid for 90 days. After any changes it is best to create a new one. The document files themselves are not included; the link no longer confirms revoked packs.
Booking a viewing
If a lister invites you to a viewing, you book a free slot yourself. You can book, change or cancel up to 2 hours before it starts; the lister is notified each time. You can download the appointment as a calendar file.
If the lister suggests specific times, choose one of them in the conversation. If none suits you, let them know under “None of these times work?”.
Messages, document requests and confidential documents
You write to the lister on the detail page of each application under My applications. There you will also find:
- Document requests: the lister asks for a further document. If it is already verified in your profile, you share it with one click; otherwise you upload it.
- Confidential documents about the property (e.g. brochure, floor plan) that the lister has shared with you. You can only open them when signed in; the lister can revoke access.
- The draft contract and the signed version.
Posting a wanted ad
With a wanted ad you turn the search around: listers see what you are looking for without your name or contact details and offer you suitable properties. You switch it on in a search profile with “Publish as wanted ad”. This requires a verified identity; at most 3 wanted ads can be active at once, and each runs for 90 days.
When buying, you can show the “Financing confirmed” badge once we have verified a valid financing confirmation – if you wish, with the amount rounded down to the nearest CHF 50'000. No lister ever sees the document itself.
Status of my applications
Under My applications you see at a glance how many applications are at which stage. The application list shows them all with their status: under review, delivered, viewing arranged, accepted or declined. Applications that have not yet reached the lister (incomplete or under review) are shown at the top.
The detail page of an application brings together the conversation with the lister, the viewing and the shared documents. If you receive an offer, you accept or decline it there.
You can withdraw an application at any time. Any sharing then ends immediately.
Listing and letting
Create listings, handle applications, viewings and contracts.
Lister profile and verification
Under Company or Lister profile you enter your details, logo and short description. They appear with your listings and on your public profile.
We check companies in the commercial register (Zefix), including signing authority, and private individuals through identity verification. Verified listers get the “Verified lister” badge, which gives applicants confidence.
Creating a listing
With New listing, a wizard guides you step by step: address, photos, property, features, price, tour, texts, requirements and review. A draft is saved after the first step; you can stop at any time.
- From an exposé or link: upload your exposé (PDF) or paste the link to your existing listing. The AI fills in the details and writes the title and description; on request we take over the photos if you hold the rights to them. You then check every step.
- Choose the address from the official suggestions; year of construction, rooms and floor area can be taken from the building register (GWR).
- You can have a title and description suggested (with AI, if switched on) and then adjust them – on request, the AI first reads features from your photos. immoz fills in missing languages with a translation that is marked as such.
Photos, video and tours
Up to 30 photos; the first one is the cover photo (★ changes it). Photos are uploaded as soon as you select them and are resized in the browser.
- Video: a short walk-through filmed on your phone is enough; it is checked before publication (depending on your membership).
- Photo tour: created from your photos as soon as they are assigned to rooms.
- 360° tour: your own panoramas, shown directly on immoz.
- External tour: a link to Matterport & co.
Publishing, quality and review
You can publish as soon as there is a title, description, price and one photo, and for flats also rooms and floor area. While editing, the header bar shows what is still missing and marks each section with ✓ (complete), • (could be improved) or ! (missing).
The quality score (0–10) rates completeness; tips take you straight to the relevant field. Depending on settings or risk, immoz reviews a listing before it goes live, usually quickly. If you change the address of a reviewed listing, it is reviewed again.
Public or off-market
Public: in the search and on Google. Off-market: only visible to signed-in prospects with a verified identity – for discreet letting or a discreet sale. Off-market properties are never sent to portals and do not appear in the website widget. You can change the visibility later.
Requirements and requested documents
In the listing you set minimum criteria from a fixed catalogue (e.g. income as a multiple of the rent, no debt enforcement) and which documents are required or preferred.
- An application only reaches you once all required documents have been verified; preferred ones raise the score.
- Anyone who demonstrably does not meet a criterion cannot send an enquiry.
- You can save your own combinations as a template.
Only ask for what you really need to make your decision.
Managing listings
Under Listings you see all your listings with their status and figures for the last 30 days. The most important actions for each listing are available as buttons, everything else in the “More” menu:
- View, Highlight, Viewings, Award property, Confidential documents, Duplicate
- Change the status: reserved, pause, “Let / sold” (ends the listing and declines open applications)
A listing can be extended from 14 days before it expires. If you have many listings, filter by status at the top.
Handling applications
Under Applications you see all applications with score, match and status. Within an application, the header bar shows the score, status, the pipeline (New → Invited → Viewed → Shortlist → Contract → Accepted) and the relevant next step. The jump bar takes you to the profile, documents, shared documents, viewing, requests, contract and notes.
- Score (0–10): how well your requirements are met, plus the completeness and quality of the documents – a sorting aid, not a judgement of the person.
- Shortlist (☆): makes further shared documents viewable.
- “Compare applicants” shows applicants side by side; the pipeline (board) shows all applications for a listing in columns.
- Internal notes are only visible to your team.
Declining and awarding a property
To decline, open the application and choose “More” → “Decline”, if you wish with a message from your templates – immediately or the next morning. You can decline several people at once in the list of applications; each receives the message in their own language.
With “Award property” you do everything in one step: accept one person, decline all the others and reserve or close the listing. This cannot be undone.
Viewings and calendar
For each listing, you set appointments under “Viewings” – individually or with several places. Invited applicants book themselves and are reminded before the appointment. Afterwards you record who attended.
Alternatively, you can propose up to three times in an application (“Propose a viewing”). You see all appointments in the Calendar; with the subscription link they appear in Outlook, Google or Apple Calendar.
Requesting further documents
In an application, use “Request a document” to ask for an additional document, e.g. a current debt collection extract. The person receives a task; immoz checks the document before you receive it once it is shared.
Sharing confidential documents
For each listing, you store files such as a brochure or floor plan, as well as information as text, under “Confidential documents”. They are never public.
In an application, use “Share documents” to choose what the person receives, check the recipient and message (template with placeholders) and send. The person can only open the content when signed in. You can revoke access at any time; the history shows everything you have shared.
Templates for replies and requirements
Under Templates you save your own texts for declines, invitations, document requests, acceptances and document sharing, for each language. Placeholders such as {first_name} or {property} are replaced when sending. For each type and language there is a default template, used for example when declining several people at once.
You can also save combinations of requirements that new listings can receive automatically.
Creating a tenancy agreement and having it signed
After accepting an applicant, use “Create tenancy agreement” in the application to create a draft with the details from the listing and the application. You check and complete it and send it for signature; the tenants sign with their name and password, or with a qualified signature if you wish.
Where required, the official form for the initial rent is part of it. Alternatively, upload your own draft contract or generate a template (without guarantee).
Finding someone to take over your lease
If you are a tenant moving out early, you can list free of charge and propose suitable replacement tenants (Art. 264 CO). With the applicants’ consent, you hand their applications over to the property management; the property management decides who gets the new lease.
Statistics
Under Statistics you see views, visitors, saves, enquiries, viewings and contracts for all your listings in the selected period, compared with the platform average. Counting is done without cookies; “Export CSV” provides the figures per listing.
Browse wanted ads
Under Wanted ads you find home seekers with a verified identity and what they are looking for – without names or contact details. If one of your properties fits, offer it with a short message (once per wanted ad and company). Access is open to verified companies and to listers with a reviewed, published listing.
Import and portals
With Import you add many listings at once (CSV or IDX 3.01, also as a ZIP with images) – with a preview before saving. Your estate agency software can also deliver your listings automatically on a regular basis.
Under Portals you transfer selected listings via the IDX interface to Homegate, ImmoScout24, Newhome and others. You receive the access details from the portal concerned.
Listings on your own website
Under On your website you put together a widget that always shows your public listings up to date on your website. A public profile is required. There is also a small badge linking to your profile.
Team
Companies invite staff by email under Team; each person has their own login. The owner and admins manage the team, membership and invoices; staff look after their listings and applications. Ownership can be transferred to a team member with the admin role.
Membership, invoices and highlighting
Under Membership you choose the number of listings online at the same time and the billing interval. More listings are charged pro rata immediately; fewer apply from the next period. You pay by card or by invoice with a QR payment slip; with a saved card, also automatically.
- You can cancel at any time, effective at the end of the paid period.
- Highlight: for a one-off fee, a listing appears at the top of the search (“Top”).
- With your referral link you get free months when a lister you referred becomes a paying member.
Tenancy
Lease, defects, service charges, rent, deposit and notice.
Signing your tenancy agreement
You will find your tenancy agreement under Tenancy agreements. Before signing, check in particular the rent, service charges, deposit and deadlines. You sign with your name and password; the time and a checksum of the text are logged. The agreement is valid as soon as both parties have signed.
Defects, requests and handover
In the tenancy agreement on immoz, both parties have tools at their disposal:
- Report defects with photos and history – defects must be reported immediately.
- Requests such as subletting, alterations or pets; an approval is recorded as an addendum.
- Handover report at move-in and move-out, with the condition of each room, meter readings, keys and photos.
Rent, service charges and deposit
- Payment slips: one QR payment slip per month in line with the lease.
- Service charges: if they are paid on account, the landlord draws up a statement; the tenant confirms it or raises an objection and can inspect the receipts.
- Rent adjustments, e.g. based on the reference rate, with calculation and deadlines for both parties.
- Deposit: after the tenancy ends, the landlord draws up a settlement; once agreed, the release declaration for the bank or insurer is produced.
Notice and end of tenancy
In the tenancy agreement you record a notice of termination, an early return with replacement tenants or a termination agreement. immoz calculates the earliest date from the lease and the notice period and shows the next steps up to moving out.
Notice must be given in writing; notice from the landlord must use the official form. What counts is the day on which it reaches the other party.
Account, security and privacy
Settings, signing in, devices and your data.
Settings and language
Under Settings → Account & sign-in you change your details and the language in which you receive emails. After identity verification, your first name and surname are fixed.
A mobile number confirmed by SMS makes fake accounts harder; some listers require it. A number can only be confirmed for one account.
Changing your email address
Under Settings → Account & sign-in you enter the new address and your password. We send a confirmation link to the new address (valid for 24 hours); only then does it take effect. Confirming signs out your other devices.
Your previous address receives a notice and can undo the change for 14 days. If it does, all devices are signed out and you set a new password. If you no longer own the previous address, end this option early in the same section using your password.
Password, devices and suspicious sign-ins
Under Settings → Security you change your password and see all signed-in devices and recent sign-ins. After a password change, all other devices are signed out and you receive a confirmation by email.
If you do not recognise a device or sign-in: sign the device out and change your password immediately.
Emails and push notifications
immoz notifies you by email about new messages, appointments, document requests and the status of your applications or listings. Under Settings → Communication you switch emails about new messages on or off, choose the email frequency per search profile and switch on push notifications on your devices.
Downloading my data or deleting my account
Under Settings → Privacy you download all your data as a ZIP file (including documents, available for 48 hours) or delete your account permanently. We keep invoices for 10 years because of the statutory retention obligation. Details are in our privacy policy.
Renting safely: spotting fraud
- Never pay a deposit, rent or “reservation fee” before you have viewed the property and have a contract.
- Be careful with listers abroad who want to send the keys by post, or with prices far below the market.
- immoz never asks for your password or code by email or phone.
- Suspicious listing? Report it from the listing with “Report listing”.
Help and contact
Assistant, support, feedback, ideas and contact.
Help assistant
When signed in, you can ask the help assistant questions about using immoz. It answers from these help articles and cannot see any data from your account. If it cannot help, you can send your question to our support team with one click.
Your questions are sent to our AI provider to be answered and are not stored – unless you send them to support.
Contacting support
When signed in, write to us under Support; you receive replies there and by email. If needed, attach screenshots or PDFs – but never your password.
Without an account, you can reach us via the contact form.
Help, support, feedback and ideas
Under Help & feedback in your account there are four ways to reach us, depending on what you need:
- Help: in these help articles you look up for yourself how something works. This is the quickest way for questions about using immoz.
- Support: for a specific problem, e.g. if something does not work or your account is affected, write to us under Support. The team replies to you personally.
- Feedback: under Feedback tell us what you like, what bothers you or what is missing. You see the status (Received, Read, Planned, Implemented or Not planned) and the team’s replies. The “Feedback on this page” link at the bottom of every account page takes you straight there.
- Ideas: under Ideas the team publishes suggestions. You support an idea with one click; when it is planned or implemented, we let you know by email.
